Should You Buy or Sell on the NH Seacoast Right Now? Here’s What I’m Seeing in Today’s Market

If you’ve been thinking about making a move on the NH Seacoast, you’re probably asking the same question I hear almost every day…

Is now the right time to buy or sell?

The answer isn’t one size fits all, but there are some clear trends happening right now that can help guide your decision.

What’s Happening in the NH Seacoast Market Right Now

Across towns like Portsmouth, Exeter, Hampton, Rye, and the surrounding Seacoast, the market has shifted from the fast paced frenzy we saw a couple of years ago into something much more balanced. A number of new construction developments have given buyers a bit more to choose from as well.

Inventory has improved, giving buyers more options and a bit more breathing room. Homes are still selling, but we’re seeing days on market stretch slightly, and in many cases, there’s more room for negotiation on both price and terms.

That said, well priced homes in great locations are still moving quickly, and in some cases, still seeing multiple offers.

What Buyers Need to Know

If you’ve been sitting on the sidelines waiting for the “perfect time,” this market might actually be working in your favor.

You’re likely to see:

More homes to choose from
Less intense competition compared to recent years
Opportunities to negotiate on price, inspections, or closing costs

Interest rates are higher than they were, but many buyers are taking the approach of buying now and refinancing later if rates come down.

The key right now is opportunity. Buyers have more control than they’ve had in a while, especially compared to the peak market.

What Sellers Need to Know

For sellers, this is still a strong market, but strategy matters more than ever.

The days of simply putting a home on the market and expecting multiple offers over asking price are not as common as they once were.

Today’s buyers are more selective. They’re paying attention to condition, pricing, and overall value.

That means:

Pricing your home correctly from the start is critical
Presentation, photos, and marketing make a big difference
Homes that are updated and move in ready tend to stand out

The good news is that serious buyers are still out there, and well positioned homes are still selling successfully.

So, Should You Buy or Sell Right Now?

It really comes down to your personal situation and goals.

You might consider buying now if:

You’re financially ready
You want more options and negotiating power
You plan to stay in the home long enough to ride out market shifts

You might consider selling now if:

You’ve built up equity
You’re ready for a lifestyle change, downsizing, or upgrading
You want to take advantage of continued buyer demand in the Seacoast area
Final Thoughts

The NH Seacoast continues to be one of the most desirable places to live, from the coastline and beaches to the walkable downtowns, restaurants, and overall lifestyle.

No matter what the market is doing, people want to be here, and that creates opportunity on both sides.
